Taniel Chemsian, one of Puerto Vallarta’s most recognized real estate agents, has just opened his new real estate agency on Calle Pulpito #242 near the Pinnacle buildings. We had a recent opportunity to look back on his first encounter with House Hunters International, discuss the current real estate market in Puerto Vallarta, but also see what is ahead for one of PV’s most recognized real estate agents.

You have hosted many episodes of House Hunters International. What impact has those shows had on Puerto Vallarta and the real estate market?
Our journey with House Hunters International began in January 2012 when we filmed our very first episode. At that time, HGTV had yet to explore the beauty of Puerto Vallarta. Now, as we find ourselves in 2023, we’re humbled to have completed 35 episodes for ‘House Hunters International,’ and we were fortunate to be a part of the early episodes for ‘Mexico Live.’
Throughout these past 11 years, numerous individuals have graciously reached out to us. They’ve used various means of communication, including email, social media, phone calls, and personal encounters in Vallarta, to share their stories. They’ve expressed that their decision to visit and invest in Puerto Vallarta was greatly influenced by our episodes on House Hunters International.
In a twist of fate, I’ve even had the privilege of meeting HGTV enthusiasts during my travels overseas. It’s truly a testament to the show’s reach and impact.
While we’re immensely proud of the role our show has played in promoting tourism and bolstering our business, it’s important to remember that it’s not just about showcasing properties to the world. We also take pride in portraying the wonderful lifestyle that awaits in Vallarta. We remain deeply grateful for the opportunities this journey has presented and the positive impact it has had on our community.
What is the current state of the market in Puerto Vallarta for buyers?
I’ve been actively involved in the real estate market here in Puerto Vallarta since 2006.. Back then, Puerto Vallarta was already a popular destination, and property sales were steady. We witnessed modest year-over-year increases in market values, but nothing could have prepared us for the market boom that swept through from 2021 to early 2023.
During that extraordinary period, property values soared into the double digits, and it felt like houses were flying off the shelves with days on market as low as a mere one day, or even a few hours. Multiple offers became the new norm, reflecting the incredible demand.
However, as we moved into the mid-1st quarter of 2023 and through early September, our market dynamics shifted. We’re facing low inventory, and prices appear to have found a more stable footing. We’re starting to see price adjustments on properties that were perhaps a bit overzealous in their valuations.
Though this past summer didn’t match the frenzied activity of the previous couple of years, there’s a bright spot on the horizon. We’ve noticed a substantial increase in buyer leads from mid-September through October, indicating a resurgence of interest as we head into the new busy season. It’s an encouraging sign that our little slice of paradise here in Puerto Vallarta still holds immense appeal, and people from around the world are eager to make it their own.
What are a few of the main things you would like to say to anyone considering making the transitional move to Mexico?
Can you give the most important aspects of buying real estate in PV?
Sure, there are a number of important aspects when considering purchasing a home in Puerto Vallarta:
- Budget – Take a good look at your finances and figure out what you can realistically spend on a place in Puerto Vallarta. Your budget isn’t just about the property price; it should cover things like closing costs, any needed renovations, and furnishing if necessary.
- Wish List/Wants-Needs – Think about what kind of place you want – a house, condo, or land. And don’t forget the size, location, any must-have amenities, whether it’s new or not, pet rules, rental options if it’s in a community, and anything else on your wish list.
- Research the MLS – Search on an AMPI-supported Flex MLS website. You can head to www.tanielchemsian.com to find the search tool. You can filter your results by price, location, property type, and more. Or ask your AMPI agent to set up a customized MLS Portal based on your search criteria (Wish List).
- Find an AMPI agent – An AMPI agent in Mexico refers to a real estate agent who is a member of the Mexican Association of Real Estate Professionals. They know the local market inside out, including legal matters, and they’ll walk you through the entire buying process. Plus, they’re connected to a network of professionals like lawyers and mortgage brokers to make your transaction smooth. Working with an AMPI agent means peace of mind, expertise, and a secure path to owning real estate.
- Always be careful when using other websites for Puerto Vallarta real estate. Some of them might have outdated, incorrect or “scammy” info.

After 17 years of serving the Puerto Vallarta real estate market, I felt it was time to embrace a new chapter in our real estate journey. This decision arose from a desire to expand our experience and enhance our presence, with the aim of bringing fresh and exciting offerings to our market. It felt like a natural progression that had been quietly building over time, leading us toward the creation of something extraordinary and unique within our community, for both our dedicated team and valued clients.
